• Our high season is April to end October. For larger lofts, there is a minimum stay of 2 nights at all times. For smaller lofts, minimum stay is two nights in peak season. We allow 1 night stay during weekdays in our smaller lofts in off peak times

  • We take payment in full at the time of booking.

    -4 weeks (28 days)  or less 0% refunded

    -6 weeks (42 days)   or less 50% refunded

    -8 weeks (56 days) plus - 25% refunded

  • Yes, we have high-speed fibre optic broadband. We have Fibre connection to the site and all units have at least 75mb download speed.

    You can connect to our wifi on arrival.

  • Our lofts ensure that you will have a comfortable stay, with basic essentials for cooking, super soft towels and eco soaps & shampoo. We do not provide outdoor swimming towels, so please bring your own.

  • Our colourful kitchens feature for larger lofts, a 4 ring induction hob, & an oven. There are 2 under counter fridges with upper ice box. For smaller lofts, there is a 2 ring induction hob & an oven, 1 under counter fridge with upper ice box. In addition to cookware, plates and crockery we also provide basic essentials of salt & oil.

    On your own outdoor patios, we have a gas fired BBQ for each loft with gas for you to use.

  • We have a natural swimming pond of 20m long, naturally filtered by plants without the use of chemicals. The water can be cool in colder weather, so we ask that you don’t swim alone. The pond is available for all guests to use. No children to enter the pond without an adult present. Pond times are: 8am until 9pm

  • To compliment your natural swim, you can book into our wood fired sauna for a session (or two). It’s steam therapy with the best sunset views. Sauna times are: 9am -9pm

  • There is an outdoor fire pit for each loft, for cosy nights stargazing & smores! We offer 1 complimentary set of logs, fire lighters.

    There is also a private wood fired hot tub that comes with The Cowshed stays.

  • We have on site parking with a secure gate. We also have one EV charging point - available to book by email

  • Check – In is at 3pm

    Check-out is at 10am

  • One dog is possible in some our smaller lofts (please check for dog friendly lofts). A maximum of 2 dogs in The Big Loft and The Cowshed. We ask that dogs do not go on beds, furniture & when outside, they are on a lead for the convenience of other guests. We charge an additional £30 cleaning fee per dog. We undertake a deep clean after each booking to ensure a safe and comfortable stay.

  • Smoking or vaping is not permitted in any lofts. Smoking/vaping is allowed outside on your private patios, but cigarette butts must be disposed of safely. No candles inside any lofts.

  • You will be warm & cosy with our priority use of eco & sustainable materials. From the wood fibre insulation providing high levels of insulation while maintaining vapour permeability and breathability. An airtight membrane minimises heat loss & mechanical ventilation with heat recovery system ensures a continuous supply of fresh air. A high-efficiency air source heat pump provides space heating and hot water.

  • No there are paths & shingles around all our stays.

  • Our nearest train station is Three Oaks. From here, it is a 20 minute walk along a road to Barnscapes, or a 5 min taxi ride. 

    Trains to Three Oaks from London St Pancras or Stratford International is every hour & takes 1 hr 20 min. There is 1 change at Ashford International. To arrive at Three Oaks station, alight from the 1st carriage only.

    There are direct trains from London Bridge to Hastings,1hr 30 min, then it’s 10-15 min taxi.

  • If you would like to rent out the whole property for a lovely family get together, a catch up with friends, or throw a (well behaved) party. Or you can book multiples of our lofts next to each other. Please contact us directly.
