TERMS AND CONDITIONS:
Cancellation Policy:
We take payment in full at the time of booking.
We refund 75% of bookings if cancelled 8 weeks before arrival or earlier.
We refund 50% of bookings if cancelled 4 weeks before arrival or earlier.
Please note, we will not be able to refund your booking if cancelled within 4 weeks of your arrival.
Additional Occupancy – all of our units occupation numbers are as specified on your booking.
No guests are allowed who have not been booked in for the accommodation
Check In – is from 3:00 pm
Check out - is by 10:00 am
Quiet time is 10pm until 8am
Housekeeping – if you are staying with us for more than 1 week, we will provide 2 sets of towels.
Electric Cars – we currently have one car charging point. There is a small charge for plugging electric cars. This is bookable as an extra
Bikes–though if you wish to keep them in your unit then of course that is fine too. Please be advised that we take no responsibility for any damage or loss of bicycles.
Accessibility – As we are a re-use of existing farm buildings, we have endeavoured to make as fully accessible as possible. However, we are not 100% accessible and request that any person with accessibility needs should always be with a suitable person to assist with the individual’s needs.
We aim to ensure that our services are as accessible as reasonably possible, so it is important that we are fully appraised of any needs, requirements and conditions prior to any booking being concluded. Any availability, suitability and potential reasonable adjustments, including any requirement for a guest to be accompanied by someone who can provide for any particular needs they may have over and above any reasonable adjustments we are able to make.
We rely on the information you provide to help us anticipate and satisfy your needs. We therefore require you to update us with any change in circumstances prior to and during your stay.
Dogs – Some of the units are dog friendly, but we ask that dogs stay out of the bed and off furniture! We only accept well behaved dogs and they must be on leads at all times. The cost for additional dogs is £30 per visit. Maximum 2 dogs per allowable unit.
Data Protection – we know that keeping your information private is very important to you. We are required by law to keep a record of people who stay but we do not disclose that to anyone other than the relevant authorities, if required. If we have your email address then we will send you our newsletter (which we may do through a 3rd party emailing service like Mailchimp) but you will always have an option to say ‘no thanks’. We would never share your information with anyone for any other reasons. If you have any concerns please do ask.
Natural Swimming pond – open from 8am until 5pm 1st November to 31st March(winter months). Open until 10pm at all other times.
-In winter months we strongly advise that a wet suit be worn by all swimmers. The water is very chilly!
-No one to swim alone at any time. All children must be accompanied at all times.
-No glass, or breakable utensils are allowed near or in the pool.
Sauna
Only to be used by booking sperately on our website. No unauthorised access allowed. No one under the age of 16 to use the suana
The stay
THIS PRICE INCLUDES
Use of your unit stay, is for the maximum number of guests we indicate; and any other amenities or services described as included in the price of your break in the information provided to you.
THE PRICE DOES NOT INCLUDE
-Travel Insurance, which must be purchased separately.
-Cots and/or high chairs, cot linen and other children’s equipment for your unit;
A list of extras can be found when you book and may be updated from time to time.
Important information before you book
GROUPS, ORGANISATIONS AND INSTITUTIONS
Where a party or a booking consists of four or more unit stays and/or is to include members from an organisation/institution/similar body or those benefiting from activities organised by third parties, for example, charities, local authorities, NHS trusts and the like, you must provide the following before we can confirm your booking:
The name and type of organisation/institution (if applicable); and any other information we may reasonably require:
Where the majority of the party is under 21 or includes any person(s) who are normally closely supervised, there must be sufficient capable and responsible adults over the age of 21, in every cabin to provide adequate supervision for the party and each member of it. One such identified person must be present for the duration of the break and accept overall responsibility for the whole party. The name and contact details of this person must also be confirmed on arrival at your site.
If we incur costs in providing assistance or supervision to your party we reserve the right to claim compensation from you.
Group and single sex bookings are welcome with the understanding that from 10pm we ask guests to respect the need for privacy and quiet by other guests. The site is not suitable for playing music outside after 10pm.
ARRIVAL
In order to help minimise our carbon footprint and to reduce traffic volumes we recommend that no more than 2 cars per unit stays are brought on to the site.
There are restrictions on the access and parking arrangements for larger vehicles on site. Caravans, campers and/or mobile homes are not permitted on our site.
BEHAVIOUR AND COMPLIANCE WITH THIS AGREEMENT
You are responsible for the behaviour of all members of your party. Behaviour should be in keeping with the natural and peaceful environment and should not be excessive, noisy or disruptive, especially at night. Offensive or illegal behaviour will not be tolerated and may result in police involvement. Offensive or aggressive behaviour or language towards our staff is not acceptable. We may ask you and/or any member of your party to leave immediately if your conduct results in police attendance or is considered by us to be inappropriate, likely to cause harm, or impair the enjoyment, comfort or safety of anyone, or is likely, in our belief, to breach any of this agreement. No refunds or compensation will be given in these circumstances and we reserve the right not to accept any future bookings from you or any member of your party.
CHILDREN’S SUPERVISION AND PARENTAL RESPONSIBILITY
There must be at least one capable and responsible adult over the age of 21 in every unit stays.
You are responsible for the supervision of all members or your party under the age of 21.
Other specific supervision ratios may apply in certain areas of the sites. These are published in separate notices. Parties not meeting the required ratio or who are not supervising their children responsibly may be asked to put appropriate arrangements in place or to leave the site.
WHILST ON SITE
Our aim is to provide a relaxed break in a natural and peaceful environment. To ensure the maximum enjoyment of your break and that of all our other guests
you must comply with all of the requirements in this agreement. We draw your particular attention to the paragraphs below and to the safety and other information you will receive on or before arrival. You must also note and comply with all verbal or written guidance, especially safety guidance supplied to you by us or one of our staff. You must comply with all notices.
SECURITY OF YOUR PROPERTY
Your personal belongings are your responsibility during your break with us. Vehicles parked on our property are subject to very limited security cover only. You must lock your vehicle securely and remove all valuable items on parking.
APPROPRIATE INSURANCE IS STRONGLY RECOMMENDED
We accept no liability for any accident, loss or damage to your property unless such loss, damage or accident is demonstrably due to our negligence or that of those for whom we are legally responsible.
ENVIRONMENT
Please keep to prepared roads, paths and tracks at all times and treat all property and facilities carefully and appropriately.
UNIT STAYS
You must use your units and its contents with care and leave it in a clean and tidy condition on departure. We reserve the right to charge you for any extra cleaning, missing items or damage.
Toiletries are free to use during your stay, but if removed we will charge for them. We reserve the right to charge your credit/debit card for any items not declared through the check-out process.
We reserve the right to enter your units at any time for any reasonable purpose, for example, to make checks, maintenance work or housekeeping. Your occupation is not exclusive.
The members of your party and the allocation of guests in each units must remain the same for the whole of your stay.
The maximum number of guests in each unit type (as stated on our website) must not be exceeded. If it is, we may move those additional persons to another unit(s) and will charge you or them the appropriate full charge for the additional unit(s), from the date your party arrived for the break. If no other unit is available, additional guests could be refused.
No outside guests allowed on site.
WIRELESS FACILITIES
Wireless internet access, where available, is provided subject to third party terms and conditions which are available when accessing the system. The facility is not subject to any particular security/filtering measures and requires continuous parental supervision when used by children.
We reserve the right to disclose your name and address to our internet service provider if we discover that you or a member of your party illegally downloaded content from the internet or otherwise engaged in unlawful activity whilst using this facility.
TV AND RADIO SUBSCRIPTIONS
If you log into your own subscriptions, it is your responsibility to log out before you leave. We cannot accept responsibility if others use your subscriptions.
IMPROVEMENTS AND MAINTENANCE
As we continually improve our facilities on our sites you may find that:
New facilities are on offer;
Listed facilities are temporarily closed for maintenance and/or improvement;
Some facilities and/or unit types have been altered, replaced or closed;
There is development or refurbishment work going on in certain areas of the site. Whilst we take steps to reduce the impact of such works, you may experience noise and visual disturbance;
Maintenance work or housekeeping tasks are undertaken in and around your units during your stay, although in such circumstances we try to minimise any inconvenience;
Different equipment is provided to that described in our Inventory (or other communications).
SAFETY
You are required to follow any safety advice provided to you. Please note in particular:
Driving is only permitted to and from the car park, as signposted and no where else on site.
Guests are not permitted to bring their own barbecues to site or to start fires on site. Authorised barbecue facilities exist on site for guests to use.
Take particular care not to do anything which might cause a fire – you must dispose of cigarettes and barbecues responsibly.
Fireworks may not be brought onto or used at our sites.
Do not enter or attempt to use any facility that is closed.
DRIVING ON THE SITE AND PARKING
At all times please give way to pedestrians and cyclists, keep to within the 10 mph speed limit.
Please use great care when driving. Sleepers, boulders, logs and posts are placed to prevent damage to the roadsides and unauthorised parking. No liability is accepted for any damage caused by these markers unless due to our negligence.
All vehicles should be parked in the specified area. Vehicular access is required for emergency services, owner vehicles and maintenance vehicles. We will not be liable for any damage caused to your vehicle if it is not parked in a specified area and it obstructs an emergency services vehicle.
SMOKING POLICY
Smoking (including e-cigarettes) is not permitted in any buildings (including cabins) but is permitted outside only.
NATURAL INHABITANTS
Please note and remember that our sites are in a setting that is the natural habitat of a variety of native creatures
DOGS:
You must ensure that:
As a minimum, each dog has a current annual vaccination for distemper, canine hepatitis, leptospirosis and parvo virus;
Each dog is properly supervised, is not dangerous and does not cause a nuisance or threat to anyone; and
When our staff need to visit your units (e.g. if you have requested a maintenance engineer) you take your dog(s) out or keep them in a different room while these visits take place and comply with any specific instructions provided to you.
Dogs are not permitted in any building except the specific unit stay you have booked.
Dogs must be kept on a lead at all times when outside your unit, please pick up all dog litter and dispose of in the bins provided.
If we, in our sole and reasonable discretion, consider your dog to be dangerous or to be causing a nuisance, harm or threat to anyone, or to be likely to do so, we may ask you to remove it from the site (without refund or compensation) or have it removed to kennels at your expense. No other pets are permitted.
DANGEROUS ITEMS
No shotgun, knife, firearm, air weapon, archery equipment, fireworks (including sparklers), illegal substances or similar item may be brought onto any site under any circumstances by you or anyone in your party.
PHOTOGRAPHY
Only non-intrusive photography of your own party and friends is permitted on our sites. You may not carry out photography for commercial purposes, publication or similar purposes in any part of our sites.
